Transaction Volumes Decline in May
Residential property transactions in Malta declined in May, marking a mild cooling in activity after a broadly steady first quarter.
According to the National Statistics Office (NSO Malta), final deeds of sale totaled 1,157 in May 2026, a 3.7% decrease compared with the same month a year earlier. Despite the fall in volume, the value of transactions rose 2.5% year-on-year to €342.3 million, suggesting continued support from higher-priced segments of the market.
Promise-of-Sale Agreements Also Ease
Preliminary agreements, which provide a forward indicator of market activity, also eased. Promise-of-sale contracts fell 4.4% annually to 1,316. However, their aggregate value increased significantly to €604 million, up 29.2% from May 2025, pointing to stronger activity in higher-value transactions and ongoing price resilience in selected segments.
The data signals a divergence between volumes and values. While fewer transactions are being concluded compared with a year earlier, pricing dynamics at the upper end of the market continue to offset weakness in entry-level demand.
Affordability and Financing Conditions Influence Demand
Market participants attribute the moderation in activity to affordability constraints and higher effective borrowing costs following the eurozone’s interest rate cycle. At the same time, supply pipelines remain active, with developers continuing to bring new stock to market, particularly in urban and coastal locations.
For lenders, the latest figures point to stabilising mortgage demand rather than contraction. Credit conditions remain broadly unchanged, though underwriting standards continue to reflect tighter scrutiny of household leverage and income sustainability.
Overall, the latest NSO data suggests a market shifting from volume-led expansion toward a more selective, value-driven phase.
